No fences across the back of lakeside lots. No side fence closer than 10ft to lake. No fence extending past front wall of house on any lot.

Additional Rules

• Fences should be as inconspicuous as possible
• Vinyl: avoid white (shows stains, mildew, mold), use beige or house-matching color
• Wood: can be stained or painted muted colors, cedar has least maintenance
• Chain link and wire mesh are NOT permitted
• Wrought iron or modern metal fencing may be considered
• Street view sections must include landscaping plan to soften impact
• 5ft easements on both sides of every lot for utilities/drainage — must not be obstructed
• Lakeside lots bordering outfall pipe have 10ft easement (not 5ft) on that side
• Fences on easements discouraged — easement holder can remove without responsibility to replace
• If on property line, installing owner responsible for maintenance on both sides
• ARC application requires: survey with fence location, material type and color, landscape plan for street view
• ARC process: 2-3 weeks (application → ARC meeting with site visit → Board review → decision)
